Objective

We completed geotechnical and environmental surveys for the design of a warehouse with integrated administrative and amenity spaces on a land plot north-east of the village of Gorki, Leninsky urban district. The client is a private developer; the works were carried out in June–July 2024 under a single contract covering two types of surveys.

A one- to three-storey building measuring 74 × 48 m, on pad foundations up to 2 m deep with column loads up to 90 t. The site has an elevation difference of around 3 m, so the design includes perimeter retaining walls up to 4.8 m high.

Six 11 m boreholes were drilled using a URB-2A-2 rig by core drilling with full core recovery and casing for groundwater level measurements; alongside them, cone penetration testing was carried out at six points. Environmental engineers collected topsoil and soil samples, performed a gamma survey, and measured radon flux across the entire site.

Scope of work and deliverables

GTGeotechnical surveys

Scope of work

  • 6 boreholes 11 m deep — 66 linear metres of cased 127 mm drilling
  • 6 cone penetration tests (CPT) using a TEST-K4-350 rig
  • sampling of 10 disturbed sand samples, 23 undisturbed cohesive soil cores, 3 soil samples and 3 groundwater samples for chemical analysis
  • laboratory testing: physical properties on 33 samples, 12 oedometer consolidation and direct shear tests, corrosivity of soils and groundwater
  • hydrogeological observations in boreholes, reconnaissance survey of the site

Results

  1. Geotechnical conditions — complexity category II (medium); plot on a glaciofluvial plain with elevations of 170.4–173.5 m.
  2. Beneath a thin layer of made ground (EGU-1, 0.2–0.3 m) lies stiff cover sandy clay (EGU-2, deformation modulus 14 MPa) — the bearing stratum for pad foundations; below down to 11 m lie fluvioglacial sandy clays with angular gravel (EGU-4, 21 MPa) and lenses of silty sand (EGU-3, 21 MPa).
  3. Groundwater was encountered at a depth of 7.6–10.5 m, with a predicted rise to 6.1–9.0 m; the site is not subject to waterlogging, but perched water may form within the sandy clays.
  4. Groundwater and soils are non-aggressive to concrete and reinforced concrete structures; soils are moderately aggressive to carbon steel.
  5. Standard frost penetration depth for loams is 1.15 m, with soils in the frost zone being moderately frost-susceptible; karst sinkholes are ruled out.

  • EGU-1 Made ground: unconsolidated stiff loam with up to 25% construction debris (tQIV)
  • EGU-2 Brownish-brown sandy clay, stiff, cover deposit (prQIII)
  • EGU-3 Silty light-grey sand, low degree of saturation, medium dense, glaciolacustrine-fluvioglacial (f,lgQIIms)
  • EGU-4 Grey-brown sandy clay, stiff, with interbeds of silty sand and inclusions of crushed rock, fluvioglacial and glaciolacustrine (f,lgQIIms)
  • Groundwater level

ESEnvironmental surveys

Scope of work

  • 6 topsoil and subsoil samples to a depth of 2 m: heavy metals, petroleum hydrocarbons, benzo(a)pyrene; 6 samples each for microbiology and parasitology
  • reconnaissance gamma survey of 0.62 ha, gamma dose rate measurement at 10 control points, 6 samples for radionuclides, radon flux density at 36 points
  • interpretation of satellite imagery, reconnaissance survey, enquiries to regulatory authorities, schematic map of environmental conditions

Results

  1. Soils and ground down to 2 m fall into the 'permissible' contamination category and are 'clean' in microbiological and parasitological terms; unrestricted use is permitted.
  2. The radiation environment is normal: no anomalies, soils belong to Class I by effective specific activity of radionuclides, and radon flux density is 6–20 mBq/(m²·s) against a regulatory limit of 250.
  3. Background concentrations of pollutants in ambient air do not exceed the MPC.

The client received two technical reports for the warehouse design. A positive non-state expert review conclusion was obtained.

This is just one of our projects: every year our specialists carry out surveys on 40–50 sites in Moscow, the Moscow Region, and across Russia.

Send your technical brief — we will price it the same day

If you do not have a technical brief, describe the project: site location, planned construction, and whether a design exists. We will reply with a scope of work and cost.
