Industrial and warehouse building, Istra
Integrated engineering surveys for the construction of a two-block 23 × 50 m production and warehouse building at an operating facility in the settlement of Oktyabrskoy Fabriki.

Objective
We completed geotechnical, topographic and environmental surveys for the design of a two-building industrial and warehouse facility on the premises of an operating enterprise in the settlement of Oktyabrskoy Fabriki, Istra urban district. The client is an industrial enterprise; the works were carried out in March–May 2025 under a single contract covering three types of surveys.
Building No. 1 (23 × 50 m) is a two-storey reinforced concrete frame on a piled raft foundation, with pile toes at 6.5 m below finished floor level; Building No. 2 of the same dimensions is a steel frame on pad foundations. The site is located in constrained conditions between existing workshops with live utilities, 165 m from the Istra River and 14 m from an unnamed brook within a water protection zone, which required particular attention to flooding risk assessment and environmental constraints.
Boreholes of 127 mm diameter were rotary core drilled using a URB-2A-2 rig with full core recovery and borehole casing to measure groundwater levels; adjacent cone penetration testing (CPT) was carried out at six points to a depth of 13 m. The topographic survey was performed using satellite geodetic equipment from two survey control points, and utilities within the facility site were agreed with the operating organisations.

Scope of work and deliverables
GTGeotechnical surveys
Scope of work
- 4 boreholes 13 m deep — 52 linear metres of cased rotary core drilling
- 6 cone penetration tests (CPT) to a depth of 13 m
- sampling of 32 undisturbed cores, 9 soil samples and 3 groundwater samples for corrosivity testing
- laboratory testing: physical properties on 32 samples, 12 triaxial compression tests and 6 direct shear tests, permeability coefficient of sands
- hydrogeological observations in boreholes, reconnaissance survey of the area — 2.2 km
Results
- Geotechnical conditions — complexity category II (medium); plot on an alluvial terrace of the Istra River with elevations of 144.5–144.8 m.
- Three layers were identified down to 13 m: made-ground loam with construction debris (EGU-1, 3.3 m, presumptive bearing resistance 150 kPa), soft lacustrine-bog loam with sand interbeds (EGU-2, deformation modulus 10 MPa) and medium-grained alluvial sand with gravel (EGU-3, 25 MPa) — the bearing stratum for piles.
- Groundwater was encountered at a depth of 3.3–3.6 m, with a predicted rise to 1.8–2.1 m; soils are not waterlogged at the pile cap and pad foundation founding depths, although perched water may form.
- Groundwater is non-aggressive to concrete but moderately aggressive to steel structures; soils are highly aggressive to steel, requiring protection for underground structures.
- Standard frost penetration depth is 1.59 m, and the made ground is moderately frost-susceptible — frost protection measures are recommended.

- EGU-1 Made ground: grey-brown stiff loam with sand interbeds and construction debris (tQIV)
- EGU-2 Dark grey sandy clay, firm, with interbeds of saturated sand, lacustrine-boggy (lbQIV)
- EGU-3 Medium yellowish-brown sand, saturated, medium dense, with gravel, alluvial (aQIV)
- Groundwater level
TSTopographic surveys
Scope of work
- 1:500 engineering topographic plan for a 1.2 ha site, contour interval — 0.5 m
- establishment of a horizontal and vertical survey control network: installation of 2 temporary control points referenced to MOBTI base stations, MSK-50 coordinate system, Baltic height system
- survey and tracing of underground and above-ground utilities at an operating industrial facility
- approval of the completeness and accuracy of utility plotting with operating organisations, registration of the report in the Moscow Region ISOGD
Results
- Ground surface elevations are 144.5–144.8 m AOD; the site is flat and built-up.
- On-site plant utilities — water mains, foul sewer, district heating, power cables and telecommunications lines — are plotted on the plan; completeness has been confirmed by the utility owners.
- The technical report was registered in the ISOGD of the Moscow Region on 03.06.2025.

ESEnvironmental surveys
Scope of work
- 6 topsoil and subsoil samples to a depth of 2 m: heavy metals, petroleum hydrocarbons, benzo(a)pyrene; 2 samples each for microbiology and parasitology
- reconnaissance gamma survey of 0.5 ha, gamma dose rate measurement at control points, sampling for radionuclides, radon flux density
- interpretation of satellite imagery, enquiries to regulatory authorities, schematic map of environmental conditions, and map of zones with special conditions for land use (ZOUIT)
Results
- Soils and ground down to 2 m fall into the 'permissible' contamination category and are 'clean' in microbiological and parasitological terms; unrestricted use is permitted.
- The radiation environment is normal: no anomalies, Class I soils, and radon flux density within regulatory limits.
- The site falls within the water protection zones of the Istra River and an unnamed brook, the brook's riparian buffer strip and a moderate groundwater flooding zone — these restrictions are shown on the ZOUIT map.

Result
The client received three technical reports for the building design, and the topographic survey report was registered in the Moscow Region ISOGD (Information System for Urban Development). A positive state expert review conclusion was obtained.
This is just one of our projects: every year our specialists carry out surveys on 40–50 sites in Moscow, the Moscow Region, and across Russia.
Send your technical brief — we will price it the same day
If you do not have a technical brief, describe the project: site location, planned construction, and whether a design exists. We will reply with a scope of work and cost.
